Terms and Conditions.
Contract and Acceptance
Reservations for accommodation by guests and any person accompanying them (the "Guest") are accepted by Lodgify (the "Agent") on behalf of the Owner of Linhay Cottages (the "Owner"). The contract is deemed to have been made once the Guest has made their reservation, paid a deposit (part payment), and received a confirmation of booking dispatched on behalf of the Owner. The Guest must be over 18 years of age at the time of booking. By making a booking, the Guest agrees to these Terms and Conditions.

Booking
The Guest who makes the booking and agrees to these Terms and Conditions will be responsible for all persons included in the booking and should ensure that they are all aware of these Terms and Conditions. The Owner or the Agent reserves the right to decline any booking or refuse to provide the combination to the Key Safe to any Guest or person accompanying a Guest who has not complied with these Terms and Conditions.

Payment

Deposit and Balance: For bookings made more than 5 weeks before arrival, a deposit equal to 25% of the total holiday cost is required at the time of booking. The remaining balance must be paid in full 30 days prior to the commencement of the holiday. For bookings made less than 30 days before arrival, the total holiday cost must be paid in full at the time of booking.

Failure to Pay: The Guest is responsible for ensuring the balance payment is made 30 days before the holiday start date. While email reminders will be sent, delivery of these reminders cannot be guaranteed. If the Guest fails to pay the remaining balance by the due date, the Agent or Owner reserves the right to cancel the booking and retain the deposit.

Cancellation and Insurance: In the event of a cancellation, it is advisable for the Guest to have travel insurance to cover any potential loss. The Owner is not liable for any financial loss due to cancellation.

Cleaning
The Guest is responsible for leaving the accommodation in good order and in a clean condition (with reasonable cleaning expected). If this is not the case, a cleaning charge may be levied in order to reimburse the Owner for additional cleaning expenses incurred. This ensures that each guest arriving at the property is met with the same high-quality and clean first impression.

Occupancy and Visitors

Occupancy Limit: The property has a maximum occupancy of four people. Any undeclared visitors staying over and using the accommodation during your stay is strictly prohibited. We reserve the right to cancel your booking on the spot and retain your payment if the occupancy limit is exceeded.

Visitor Policy: Whilst we allow guests to visit you on the property during your stay, overnight stays by visitors who are not declared at the time of booking are not permitted.

Cancellation and Guest Requests to change visiting period

Cancellation: Once the booking has been made, the Guest has entered into a contract with the Owner. In the case where the Guest cancels for any reason, no refund of the deposit will be returned to the Guest. If the Guest cancels within 5 weeks of the holiday, no refund will be returned to the Guest.

Changes to Booking: Should the Guest wish to make changes to their visiting period, they must first contact the Owner and specify their requirements. No guarantee is made that these requirements will be fulfilled and it is at the discretion of the Owner.

Dogs

Allowed Properties: Only the property "Linhay One" allows dogs - up to 2 dogs, provided that they have good recall and are well-behaved (e.g., do not chew furniture, relieve themselves inside, or bark excessively). An additional cost of £20 will be charged to cover enhanced cleaning.

There must be no more than two dogs at the property at any time.

The dog(s) must be kept under strict control at all times whilst on the property.

Any droppings on lawns, pathways and within the entire property must be cleared up and disposed of immediately.

The Guest must supply the dog's bedding.

The dog(s) must not be left in the property unattended.

The dog(s) is not allowed on any furniture, such as the beds, chairs or settees.

The dog(s) is not allowed inside of the property when wet or muddy. The front terrace is suitable for drying. You must provide your own drying towel for your dog.

Pet Responsibilities: Guests must remove and dispose of their pets' mess responsibly. In the interest of visitor safety and in compliance with Government legislation, certain dog breeds (XL Bully/American Pit Bull Terrier, Japanese Tosa, Fila Brasileiro, and Dogo Argentino) are not permitted, even if muzzled as required by law. Breach of this policy will result in immediate termination of the booking without refund.

Damage and Theft

Reporting Damage: Guests must inform the Owner of any damage to items on the property, with the exception of reasonable wear and tear. The Guest will be liable for like-for-like replacement costs with evidence provided to ensure correct costings.

Theft: If the Guest does not declare damages or commits theft from the property, the Agent or Owner reserves the right to recover losses through the original payment method used at the time of booking.

Access
The Guest must allow access to the property at any time for urgent maintenance or issue rectification.

Nuisance
Guests must respect the peace and quiet of the surroundings and ensure that they do not cause a nuisance or disturbance to neighbors or other guests. Noise must be kept to a reasonable level, especially during the evening and early morning hours. The Owner reserves the right to terminate a booking if complaints of nuisance behavior are received and no refunds will be issued in such circumstances.

Wildlife
The property is located in a rural area surrounded by fields and within an Area of Outstanding Natural Beauty (AONB). It is common to encounter wildlife, which is beyond the Owner's control. Guests should expect to occasionally see wildlife such as spiders, flies, mice, birds, bees, wasps, hornets, deer, muntjacs, frogs/toads, and various insects. If this is likely to be a problem, please contact us to discuss any concerns prior to booking.

Linhay Cottages have had professional photos taken during Summer 2024. Please note that seasonal changes may affect the appearance of the property, and minor changes to furniture and decor may occur without updating the photos.

Smoking
Smoking, including the use of electronic cigarettes or vapes, is strictly prohibited inside the property. Guests may smoke outside the property using the provided ashtrays for cigarette disposal.

Force Majeure
The Agent or Owner shall not accept responsibility or liability for any alterations, delay, cancellation, or any other loss or damage caused by events outside of our control, including but not limited to war, civil strife, terrorist actions, industrial disputes, fire, sickness, severe weather conditions, pandemics, acts of government, or any other event outside our control. No refunds will be made and no liability for loss of holiday or enjoyment will be accepted in such cases.

Internet Access
The property provides complimentary Wi-Fi access through the EE Network via a mobile data router, with an average speed of 70 Mbps download and 40 Mbps upload. Occasionally, maintenance by the mobile network operator may affect connectivity. The Owner and Agent are not responsible for these disruptions and no refunds will be issued for lack of internet access.
We do not actively monitor Guest user activity as we believe this to be incredibly intrusive, however we will comply with the police and other authorities should they believe that illegal activity has been carried out using our network.

COVID and Global Pandemic
For all future bookings, a full refund or postponement is available if, at 11 AM on the start date of your booking, government travel regulations prevent your entire party from traveling to the property, or if the Owner is unable to offer the property for rental. This policy is an exception to our standard Terms and Conditions and does not apply in cases of illness or advice to self-isolate. We strongly recommend obtaining travel insurance to protect against potential cancellation costs, as travel insurance is now widely available and can provide peace of mind in the event of unforeseen circumstances.

Liability
The Owner and Agent shall not be liable for any injury, loss, or damage to Guests or their belongings during their stay, except where caused by negligence on the part of the Owner or Agent.
