What are the arrival and departure times?

Check-in is at 3pm and check-out is at 11am. We are flexible, however, so please do let us know your requirements.

Are you dog-friendly?

We are! Our Linhay One cottage is our pet-friendly property and we would be more than happy to welcome your furry family member into Linhay. Please do let us know if you plan to invite them along as we charge a £10 per night, per dog for enhanced cleaning.

Dogs are not allowed upstairs on the beds. We allow a maximum of two dogs for the property but please do contact us if you have any additional or special requests.

Where have your Airbnb and Booking.com reviews gone?

Our previous channel manager who had been with us since we opened in 2022 has moved on from our team. Due to Airbnb’s policy, listings cannot be transferred to new accounts. 

While our channel management has changed, rest assured that the same dedicated team is still here, continuing to run the properties with the same care and attention to detail that our guests have always enjoyed.

What's your policy on damage?

All items on the property are pre-inspected and cleaned to ensure full working order before our guests arrive. Any damaged items will be charged on a like-for-like replacement basis. Don't worry if you drop a glass - we've all done it!

Where can I walk my dog?

If you're staying in our dog-friendly cottage, rest assured that there is a huge area where you can walk your furry friend! Head to the top of the road and turn right, walk for 2 minutes and on the left side will be an entrance to our local field.

Does the property have internet access?

Each of our four properties has complimentary individual private Wi-Fi connections, each powered by a high-powered router using the 4GEE network. The Wi-Fi password can be found in the property near the downstairs TV.

We have often been complimented for how fast it is in such a rural area, however we are at the mercy of the telecommunications provider who may choose to perform maintenance on the masts with zero notice.

I need my beds arranged separately, is this possible?

Absolutely - please be sure to inform us when you book so that we can make the appropriate arrangements ahead of your arrival. Let us know via the contact page.

How do you contact us during your stay?

When you arrive at your property, you will find a physical information pack and QR code which links to a help page on this website, showing important information and appliance instructions in Linhay Cottages. If you cannot find what you need on the site, there will be a contact link at the bottom so that we can help with any queries you may have during your stay!

Where will the keys be?

After you have booked, you will receive a pre-arrival email showing the confirmation of your booking, directions to put into a GPS and how to pick up your keys. Each of our properties has a key-safe on the exterior, and the code will be emailed to you before your arrival. Please place the keys back into the key-safe on departure - any missing keys will be charged at £100 for replacements.

Is there parking at the property?

We are pleased to offer two marked complimentary spaces on our dedicated on-site car park. We regrettably do not currently offer electric car charging.

Can I have visitors during my stay?

We would love to welcome your guests to the property. We know that many people will be celebrating a birthday or wedding, but since there are other guests staying in the adjacent houses, we ask that you keep noise to a minimum and not to host any parties. We do not permit overnight guests outside of the 4-person allocation in your booking.

How do I cancel my booking?

Please get in touch with us in order to discuss this. As a small business, we are afraid that your deposits are non-refundable and cancellations within 30 days of the rental period will incur a cancellation charge of 100% of the rental period. We therefore strongly recommend you take out travel insurance which should cover you in the event of a cancellation out of your control; please check your policy.

Is there a TV?

Yes, we have a state-of-the-art Samsung 75 inch 4K Television in the main living quarters. We also include, free of charge, Netflix Premium 4K and Amazon Prime Video, as well as a number of other apps such as YouTube and Spotify (which are Wi-Fi connected and you are able to connect to via your mobile devices).

There are also smaller non-smart TVs in each of the upstairs bedrooms which connect to Freeview.

How should we leave the property?

We ask that you kindly leave Linhay Cottage in the same condition as to when you arrived, please.

Is there an upstairs toilet and shower?

We have three toilets in each property - one downstairs, and each of our bedrooms features an en-suite shower and toilet complete with complimentary toilet roll.

Can I smoke or vape in the property?

We are smoke and vape free for all inside areas. Please do not throw your cigarette butts away on the outdoor areas of property, and instead use the ashtrays and bins provided.

Where is the nearest pub?

The Northey Arms is the closest pub to our property - just a 2 minute drive from the cottages.

Can we have groceries delivered to the property?

Of course! You can have a delivery at any time, but please do leave ample instructions for the delivery driver (including the number of the property) and be sure to let us know in case one of our neighbours receives the order instead. They will happily redirect the order. We are within the Tesco, Sainsbury's, Ocado, ASDA and Waitrose delivery zones.

Does each cottage have its own outside space?

Each property has its own part-fenced front patio with plenty of space, with outdoor dining table and chairs, as well as a fully fenced private back garden. Each of our guests has access to a well-maintained communal garden which features a tennis table and a tree swing.

Are there any shops nearby?

There is a Budgens Shell filling station just a 3 minute drive away, as well as a modern Londis which is a 5 minute drive away.

Any advice for travelling into Bath?

Getting to the city centre slip-road is usually a six minute drive from the cottages. There is no ULEZ or CAZ scheme for regular vehicles, although there may be a charge for vans and commercial vehicles. It can get quite busy in Bath during peak times so please leave enough time to travel for dinner reservations or appointments. 

There are a few parking facilities which you can use depending on which side of the city you would like to end up on. There is the Podium car park which is closest to the Abbey, Avon Street Car Park which is close to the River Avon, Southgate Car Park which places you within the city centre, and Kingsmead Car Park which is close to the cinema.

The number X31 bus travels from Chippenham to Bath and stops near The Northey Arms and opposite Shockerwick Lane. Google Maps offers excellent up-to-date bus times when you search directions, however please note that the bus service is often late!

Please do ask if you want any recommendations from us as we know the area extremely well.
